Real estate development project research is a complex and typical project practice, need theoretical guidance, how to use the project feasibility analysis theory to guide the practice of real estate development projects, real estate development theory and practice of project development, feasibility, so that the Theory of services in real estate project feasibility study and practice, this paper carried out a systematic study of the relevant theory in the practice of real estate project feasibility study to be extended and utilized. In this paper, a typical real estate development projects-two real estate projects in Beijing WANMA empirical demonstration and analysis, and through this enterprise in the actual development process and study demonstrates a practice of systematic research. This is the real estate business for the future to better play to their superiorities, to improve their own real estate in China's actual profit level and strengthen their own in securing financing, the actual capacity of funding the operation of great significance. Also be helpful for real estate development enterprises eligible for bank loans, submit the project feasibility report on a more standardized.The paper combines the status quo of real estate development both at home and abroad, particularly in the empirical analysis on the basis of Beijing's real estate market analysis more typical of Beijing's real estate development projects-Beijing WANMA two real estate projects. This paper mainly analys from these two aspects--the project feasibility and risk prevention, where the project development feasibility study is the focus of the article discusses. Papers conducting market development project feasibility study has adopted a practice of survey methods, through market surveys, refer to the official statistics, with the target customer group interviews, visit surrounding real estate, etc., objective of the survey aims to analyze the regional, geographic markets, understand the customer's needs in order to lock on its target customers, determine the product program. In Beijing WANMA two real estate projects for financial feasibility analysis process, mainly use the economic evaluation methodology for the project indicators, investment estimation and financial evaluation index are net present value, internal rate of return, payback period and so on. The project through both static and dynamic feasibility analysis to make a reliable value judgments. Especially in the practical analysis of the integrated use of a sensitivity analysis, the analysis is more dynamic sense. In the comprehensive analysis to the project, the introduction of economic benefit analysis, social benefit analysis and environmental benefit analysis, from the organic combination of the three on the whole, to realize the overall economic efficiency of the project were discussed. The last part is the analysis of risk prevention. Mainly from the real estate cost risk analysis, real estate development financing risk analysis, financial risk analysis and policy risk analysis carried out three aspects of the project reviewed.
