Research On Project Schedule Management Of A Residential Construction Project

Project Schedule Management is a management activity on the progress in every stage and the duration of the project. As one of the three chief management in project management, links tightly with cost management, it plays an extremely important role for the benefit exertion. In a current construction market with competition being more and more aggravated, only by raising the project management level itself, can construction enterprises anchor its foundation and establish the base of foothold for survival and development.This thesis primarily studies the methods to look for the best equilibrium point of duration-cost. In the first place, it takes YUJING residential construction project into structural resolution, establishing WBS (Work Breakdown Structure) and project schedule combining with project management software Microsoft project 2003, including network chart and Gantt chart are drawn. Based on this, there obtains the probability of completing the project within the time limit by exerting PERT (Program Evaluation and Review Technique) to calculate the optimistic, favorite and pessimistic estimated time. Secondly, the Gantt-tracing method is adopted, which tracks the actual progress, then causes of the lagging works were analyzed to put forward a solution. Thirdly, as is stated above, this thesis introduces contingency costs, constructs duration-cost linear programming model, exerts excel methods, optimizes the project schedule of partial foundation engineering so that reduces not only the engineering time, but also the cost. Finally, taking the consequence after optimization into consideration, schedule plan is put forward.The research results of this thesis are used for reference in raising the project management level, and promoting core competence.
