Since the reform and opening up, China's real estate market obtained a rapid development. A number of large domestic influential real estate company appeared in China. Domestic real estate market is forming. High profits in real estate industry attract more and more enterprises come into real estate areas. Compared with the previous real estate market, great changes have taken place, mainly displays in from the seller's market to market-oriented transformation of buyer's market, competition within the industry becomes more competitive, strengthening national macro-control.In the fierce competition in the real estate market, real estate enterprise pays more attention to the important role of marketing. The key point is successful real estate marketing planning marketing. Successful real estate marketing planning for better understanding the real estate market trends, according to the consumer demand to adjust enterprise management decision for real estate enterprises, help correct evaluation of the project risk, thereby to increase revenue and market competition ability. Do real estate marketing planning is the important guarantee of real estate enterprise marketing activity.This paper takes A real estate company's marketing strategy as research object. A real estate company marketing level developed a lot in recent years, but there is still a large gap between A real estate company and other famous real estate company. Real estate marketing planning can improve A real estate company's marketing level. This paper based on the deep research in the theory of STP, 4ps and 4cs. This three marketing theory have different emphasis, but they complement each other, forming a complete marketing theory system. STP theory is a strategic theory. It can be applied to real estate marketing strategy thinking. The 4ps theory is tactical theory, specific guidance in real estate marketing mix. 4cs theory is tactical theory, in pursuit of customer satisfaction as the goal of real estate enterprise marketing combination. Changsha city real estate enterprises in real estate marketing planning should be the three marketing theories are integrated application. First, formulate marketing strategy. Second, formulate enterprise's marketing mix according to marketing strategy. Finally improve the enterprise's marketing mix. This paper ended with an example which makes this research is easier to be understood.
