The Analysis On Evaluation And Potentiality Of Intensive Construction Land Use In Xuchang

The urbanization level of china has been improving since the 1990s, all kinds of construction land were occupied continuously and the scale expends rapidly. As an inevitable choice for relieving the supply-demand-contradiction and ensuring the development of social economics, the Intensive use of construction land is becoming a major breakthrough point for researching the construction land. How to establish a set of evaluation method and index system of intensive construction land use is becoming precondition for formulating the Land-use strategy.The article begins with summarizing the connotation, technological study situation at home and abroad, relevant theories, Evaluation method and Influence factors about the intensive land use. Then summarizing the geographic conditions, natural resources and social economic conditions of Xuchang, and discussing the problems of construction land-use with analyzing the structure and layout of construction land.Based on the analysis of the current situation, through researching methods of intensive use evaluation ,drawing lessons from achievement and consulting expert, the article constructs the intensive construction land use evaluation index system of Xuchang and selects the analytic hierarchy process to calculation index weight by analysising Index characteristics. Clustering method are adopted to analyze the evaluation results, through this method, the evaluation results is divided into three levels: Weidu District delimited for highly intensive use area ; Xuchang and Changge delimited for moderate intensive use area; Xiangcheng,Yanling and Yuzhou delimited for Low-grade intensive use area.Considering the intensive construction land use comprehensive evaluation result and regional land use status of urban reconstruction of Xuchang, referencing typical experiences and expertise, this paper estimates the intensive use potential of towns and rural residential land .The investigation results of construction land condition indicates that the current potential scale of construction land is 5959.65 hectares; According to the calculation, the planning potential scale of construction land is 3936.80 hectares, including 764.75 hectares of Urban construction land and 3172.05 hectares of Rural residential land. Finally, combining Xuchang land-use characters, the suggestions and measures of facilitating Xuchang intensive construction land-use are proposed according to the levels ,including technical level, the law level, administrative level, economic level and mechanism level according to the results of comprehensive evaluation and potential analysis of Xuchang.
