In recent years, with the level of urbanization and rising incomes, residents purchase enthusiasm is growing at the same time. Personal housing mortgage loan business with its low-risk, high-yield characteristics gained the favor of commercial banks.The Banks gradually increase the proportion of loans, it has been rapid development, at the same time boost the housing prices in coastal cities, housing prices increased far from the residents can afford. As China's inflationary pressure is increasing, rising prices, borrowers gradually increased the financial burden. On the other hand, the state through the land, taxation, credit and other measures to control the real estate market. If the house prices fell, there borrower risk will change into the credit risk of banks.In this paper, the author will try to analyze the basic trend of China's housing prices. Using the stress testing to test the individual housing mortgage loan's risk measurement, analyze the China's commercial banks risk management systems, and finally through the case study concluded that:in recent years, China's housing prices rose rapidly, but with the changes in the external economic environment and national control measures on the real estate market becomes increasingly obvious, real estate prices could be decline in the future. Price fluctuations will cause borrowers, developers and the multiple risks within the bank, the asset quality of commercial banks have serious negative effects caused by commercial banks should be highly valued. Therefore, commercial banks should attach great importance to personal housing mortgage loans, risk management, establish and improve risk mitigation and disposal measures, to gradually improve and perfect the personal credit system; government should strengthen supervision and management to jointly prevent China's commercial banks personal housing mortgage loan risk.
