In the new century, China's real estate market step into high-growth period, the investment in real estate maintains a rapid growth rate, stimulating the growth of residential housing consumption. The real estate industry had already become a pillar industry of national economy, greatly contributed to our economic development. However, due to excessive increase in real estate investment, real estate prices continued to increase, the market structure is unreasonable, China's real estate market has all sorts of problems, the situation that many people can not afford housing price had already become the focus of current society. How to suppress the rapid growth of house prices to keep the real estate market healthy, stable and coordinated development has become a big problem.The real estate industry is capital-intensive enterprise, which can not develop without the support of the financial markets. The policy which related to real estate industry must be including the financial aspects, such as real estate credit. China's real estate finance market is currently in its infancy. Immaturity risk management and risk prevention system are not perfect. There are many problems in its risk management. At present, macroscopically we need the government to carry on the overall regulation, improving China's real estate finance market, establishing the mature effective real estate finance risk guard mechanism; Microscopically we need the real estate financial institutions improve their own risk control systems, issuing the mortgage reasonable.This paper based on the author's own working practice, combined with correlation theories, discussed and studied the risk of real estate finance, and analyzed the typical cases. In the macroscopic aspect, the author analyzes the overall development real estate finance situation and problems; In the microscopic aspect, the author selects the main real estate financial institutions of Chengdu to analyze. And the author put forward reasonable and effective suggestions to improve the situation currently, which are very important to the healthy development of real estate finance of China. At last, the author provides a constructive comments on enhancing risk management of commercial bank.
