China's reform in the housing market is fruitful. And with the quick development of the overall national economy,China's real estate industry has become a pillar industry for economic development which is a great drive and the promotion of other related industries. So the government has taken a large number of measures to control the increasing price in real estate,which includes policies in finance,money,land and so on.Since the reform and opening up, the sustained and rapid development of real estate has promoted economic development rapidly in Guangzhou. Meanwhile,there are a lot of arguments about the effect of regulatory policies in domestic academy.This article reviews the researches on the effects of related regulatory policies systematically,and points out some future directions . Through research on land policy in our country and other countries, upon finding some limitations and shortcomings in previous research, the paper tries to open or find a new path or snap course of the regulation of land in a city, analyze the influence degree of the land policy on the real estate market. Using normative and empirical analysis of the combination, the individual and the general analysis method of combining, the paper undertake combing, analysis and summary our country important land policy since 2002. And the paper makes a systematic analysis of land regulation policy basis and mechanism, discusses the land policy on real estate market conduction process, the regulation of land structure, the supply quantity and price control means, all of which will point to clear path for the government to further the use of land supply policy to control the real estate market. The paper takes Guangzhou city as an example and makes an empirical analysis, through its real estate industry rise and fall, focusing on the three major relationships: the relations of Guangzhou city land supply and the number of real estate, real estate price, the relations of the land price and real estate price, the relations of the structure of land supply on real estate market. The paper further proves the land policy on the real estate market regulation effect, and inspects the land supply policy effect in recent years. The research provides theoretic basis and data support for Guangzhou city to improve the regulation and control of land supply policy system, and puts forward to promoting the proposal of benign development for its real estate market. Through the research, this thesis have deepened the research on the effect and impact of the land policy, richened the practice of the land policy application upon a city. Above all, research will be of good value to formulate a macro-policy which including the land policy.
