The city’s residential construction has always been a crucial part ofurban development in China, while its followed problems which maintainsand updates the residential houses have increasingly emerged in recentyears as the city’s ailments, particularly those house with aged componentsand equipment which seriously affected the residence quality and nolonger able to meet the modern life needs of the residents. A large amountof housing has been accumulated in the past four or five decades coupledwith tremendous new-house construction progress every year, bringing theissue of residential renovation. Many cities have given varieties ofattempts of old residential renovation under such critical situation, but thelack of comprehensive understanding of the situation in the transformationprocess creates a barrier for the renovation project, reducing the efficiencyand pertinence.This paper gradually analyzed and illustrated the concept of urban oldresidential and then clear and definite the scope of the thesis starting at thehistory of urban residential development from the founding of the countrytill2000. After these, further analysis of the regular defects of the oldresidential house in cities and the contradictions that exist in the old housetransformation process. Then I will introduces two old house renovationprojects which I participated myself, focusing on the content of theplanning and design practice. Finally, combined with investigation of thesetwo projects, a set of planning and design strategy of the old houserenovation has formed.The strategy is divided into two parts. One of them is the old houserenovation evaluation system; another is the classification of patterns ofold house renovation. Through all of these, it will be helpful to pick outand decide the transformation patterns before the renovation project, therefore, it would make the planning and design work of the project morestructured and targeted.
