It simplifies the transformation procedure.In a sense,the aging of residential areas in the 20 th century restricts the revitalization and reuse of urban building resources.At the same time,the aging problem of Chinese society is becoming more and more obvious,the demand for old-age care is increasing,the number of disabled and mentally retarded elderly,elderly people and elderly people living alone is rising,and the traditional concept of home-based pension and other comprehensive factors have put forward higher expectations and challenges for the construction of professional pension facilities in existing residential areas in China.In the 135 National Plan for the Development of Ageing Career and the Construction of the Old-age Pension System in 2017,it is pointed out that: " If there are no old-age service facilities or existing facilities in the old urban areas and built residential(small)areas that do not meet the planning requirements,they shall be constructed by purchasing,replacing and leasing.Strengthen the integration and utilization of community old-age service facilities and community comprehensive service facilities.Establish a platform or provide a platform to introduce professional team operation.To sum up,the increasing housing stock and pension demand are two complementary sectors.Based on this background,this paper takes a new type of old-age facilities which are renovated by existing residential buildings as the research object.Firstly,through the analysis of the needs and physical and mental characteristics of the elderly,we can understand the characteristics of advanced cases at home and abroad.Then,through the investigation of such old-age facilities in Dalian,it summarizes the common problems existing in the site selection and internal of the old-age facilities renovated by existing residential buildings.Through the analysis of the spatial characteristics of the research objects,the transformation characteristics of the three types of facilities are summarized.Finally,on the basis of advanced case study,research analysis and spatial feature analysis,the paper puts forward optimization suggestions for various problems.The existing basic problems and renewal optimization measures are put forward,and reasonable suggestions for the old-age renovation of the old-age facilities renovated by existing residential buildings are put forward. |
