Research On EPC Of Existing Residential Building

With the rapid development of China’s national economy, Energy crisis and environmental issues have become increasingly prominent. As one of three major energy-hungry, building energy consumption showed a sharp upward trend. Although the construction of energy-efficient buildings and existing building energy-saving have been carried out in our country, but existing residential buildings for energy saving encountered that it lack of investment principal and the owners are not enthusiastic. The paper is focused on the development of EPC in the field of energy conservation transformation in existing residential buildings.Try to break the bottleneck of energy conservation transformation of existing residential buildings.This paper first discusses China’s existing residential building energy consumption and its energy conservation transformation status quo. Found that the energy consumption of existing residential buildings is about1to2times higher than developed countries in the West. But related regulations and technical measures of existing residential building energy conservation transformation is still relatively backward. By using evolutionary game model paper analyses the game relationship of government and the owner in energy conservation transformation of existing residential buildings. Find that it is very necessary to introduce new building energy efficiency management mode to promote the reconstruction of existing residential buildings. So this article introduces EPC to the energy conservation transformation of existing residential buildings.Then briefly introduce the concept of the EPC, contract type and development in China. On this basis, this paper analyses the necessity and feasibility of EPC using in the energy conservation transformation of existing residential buildings, when practicable, the paper constructs the process of EPC using in energy conservation transformation of existing residential buildings.Finally, study the financing mode and risk management of the EPC in the energy conservation transformation of existing residential buildings. Aim at the financing obstacles of EPC project in our country, the paper puts forward some suggestions to perfect financing channels, for example building super ESCO and establishment a special guarantee fund of EPC. Besides, through causes of risk, risk identification and risk response three aspects, paper studies the risk management of EPC in the energy conservation transformation of existing residential buildings.
