Research On The Economically Affordable Housing Zone Planning In Taiyuan

Housing is the basic consumption goods for human life, and the footstone as a shelter for human surviving and development. Therefore, each member of the society deserves a place to live. However, the overall situation of a country’s residential development and the people’s living standard are closely connected with the socio-economic development of the nation. After more than30years of developing, China has now established a housing supply and guarantee system that fits the actuality of socialist market economy. Among them, affordable housing is the focus of China’s supply guarantee system. Dating back to1995when the comfortable housing project was carried out, the housing market in China has entered a stage of guarantee by the booming of affordable housing everywhere in an effort to solve housing problems for most low and middle income families.As an important part of the housing supply system in China, affordable housing project is carried out by way of expanding welfare policies and enlarging housing supplies. However, the effect of the implementation tells us that the current system of communities is no longer suitable for the construction of affordable housing in rapid growth. It is mainly manifested in that these subsistence residential communities lack of scientific and systematic speculations and technological indicators in respect of planning, design and policy management, which is not conductive to the healthy development of China’s housing market. Hence, relevant researches are needed. This paper discusses problems in the construction practices of affordable housing communities and analyzes influencing factors such as planning, design and policy conditions, which provides theoretical references for relevant constructions in coming days.To start, this paper describes the background of the emergence of affordable housing, its features and a variety of problems in the construction of affordable housing communities. Then, by combining actual research data and relate them to previously proposed problems, this paper studies the location, layout, design and environment of affordable housing communities. At last, from the perspective of economical efficiency and applicability, this paper puts forward scientific suggestions directed at the situations in Taiyuan city.This paper is divided into five chapters. Chapter Ⅰ is the introduction part, which clarifies the background, objects, purpose and significance, methods and status of the research; chapter Ⅱ focuses on the policies of affordable housing; chapter Ⅲ analyzes the status quo of the planning and design of affordable housing communities in Taiyuan; chapter Ⅳ summarizes the four aspects and puts forward suggestions for the construction of affordable housing communities in Taiyuan; chapter Ⅴ cards the research thought and sums up the content of previous chapters.Researches on this subject are promising with practical significance. The findings in this paper are expected to provide reference to the planning of affordable housing communities in China and the construction in Taiyuan city. Besides, this paper is designed in effort to arouse attention to the construction problems of affordable housing and facilitate the improvement of socialist housing supply guarantee system.
