Over the past decade, Shopping-Mall in megacities have gradually formed network location, the advent of the retail format directly hits the organization of urban non-work transport. To improve the efficiency of city operation and reduce costs, this study firstly chose three sets of variables of individual attributes, travel features and land-use characteristics based upon a travel survey of1,365individuals from nine selected sub-districts of Hangzhou, and then analyzed the data through multiple statistical means, ultimately developed a subdivided disaggregate Multinomial Logistic (MNL) Model by SPSS software, to explore the underlying influence of land-use characteristics on different communities’travel mode, frequency and distance of Shopping-Mall.The outcomes of models verify that:(1) Regarding the particular district with high population density and mingled communities, the travel structure of Shopping-Mall is inadvertently constituted by cars, walk and electric bikes;(2) After controlling social economic factors and distance, residential land use has statistical significance on travel pattern of Shopping-Mall, while shopping land use could hardly be a salient predictor;(3) Shopping-Mall travel not only has the nature of flexible leisure, but also has multi-purposed feature, so the growing of density, diversity, design and traffic condition would boost the probability of non-car travels, whereas impelling higher frequent trips and longer trips to Shopping-Mall simultaneously. Furthermore, the influence of various land use on different community’s travel pattern has distinguishing changes.In the light of organizational contradiction between land and transport in West-district of Hangzhou, this paper argues that:(1) On element organization, it’s necessary to implement the progressive idea of "Optimizing Middle Spatial Organization", and then divide the blocks into various "Middle Organization Units" according to the different effect of land use on inhabitants, eventually refine multiple "Middle Spatial Organizational Patterns" covered by land-use governance, public facility control and traffic improvement, in order to optimize inhabitants’trip structure of Shopping-Mall;(2) On time sequence, it’s proper to advance the transition from administrative municipals to tax municipals, and structure local spatial-growth-management system through regulatory detailed planning, which may provide economic foundation as well as legal foundation for "Middle Spatial Organizational Patterns";(3) Given the compact development mode of Chinese cities, the sample subdivided method adopted in this paper contributes to inquire the functions of land use variables on diversified groups more precisely, which may gradually turn into a synthesized instrumentality to evaluate the effect of land use and traffic status on spatial structures dynamically, and to be treated as organizational benchmarks for planning decision as well as local development.
