Japanese land trust is a beneficiary of land ownership in order to efficient use of land resources, land trust to the trustee, the trust contract agreed by the Trustee in accordance with the purposes of the trust, instead of the principal management and operation of land and regularly assigned to the leasing income. The end of the trust, the trustee will land be returned to the beneficiary. Japanese land trust is characterized by the following features:the cause of the trust, the objects of the trust and a variety of use patterns of land trust. Its main function is: to address the funding gap for developing the land effectively. To retain ownership of land for effective development and utilization of land. To reduce fiscal spending to promote economic development.To increase income and reduce taxes; to avoid the surge in the prices of surrounding land. To facilitate the comprehensive utilization of idle land. To be conducive to the development of the Trust Bank. According to the land trust purposes specified in the different trust property management, land trust can be divided into the management of land trusts and the dispose of the land trust. Based on the different land trust property and the different nature of consigner, land trust is divided into both private land trusts and community land trusts. The land trust is involved with the settlor, trustee and beneficiary. Trustee aim to manage and dispose of land ownership or lends land ownership in accordance with the wishes of the principal purposes of the trust or the objects of trust. The more common models of the land trust system in Japan is the equivalent exchange combined with the civil trusts and the regular lends of land associated with commercial trust. Learning from Japan’s valuable experience of utilizing the trusts for transformation of the old city, but also based on the particular circumstances of the socialist public ownership of land, we introduce double trust model to the transformation of the old.
