The Research Of Real Estate Cost Management Problems And Countermeasures

The real estate industry is influenced deeply by the government’s new-round macro control. Real estate enterprise needs to enforce costmanagement to deal with market regulation and enhance the company’scompetitiveness. The significant problems in the cost management of a realestate enterprise influence its cost management materially and need to besolved timely and effectively. Based on the study on the real estate costmanagement system and the case study of specific real estate project costmanagement, this paper summarizes the significant problems in the differentstage of real estate cost management, studies the countermeasures to thoseproblems and represents systemically effective countermeasures.Firstly, this paper analyzes the influence of the government’s macrocontrol to the real estate industry. With this kind of background, the realestate cost management becomes positive. Secondly, this paper introducesbasically the real estate cost management system and the object of research—A real estate development company and its residence project B. According tothe A company’s practice in the cost management on project B, with theinvestigation and research of real estate industry, this paper presents andanalyzes the significant problems of cost management in the4stages whichare land acquisition and development, planning and design, construction ofthe building and completion period. At the end, this paper emphasizes on the research of the most significant and critical problem and then represents thereasonable and effective countermeasures accordingly.
