China's real estate industry has gone through 20 years of development.With the steady improvement of people's living standard,the increasing desire to improve living environment,the transformation and upgrading of consumption concept,and the rapid development of the real estate industry,it has now become a pillar industry affecting our national economy.With the sharp fluctuation of real estate market prices and the rapid cyclical rise,the state has issued a series of related policies to carry out macro-control,the phenomenon of overheating of the real estate market has been curbed,from the blind expansion of the past to the present development trend of industrialization.With the increasing competition in the industry,some small and medium-sized real estate enterprises are facing difficulties in the real estate market due to their small capital volume,single main business scope and weak management ability.The old management model and management concept are facing unprecedented challenges.JC Real Estate Company is a young real estate development company.Although it has certain advantages in product positioning,land acquisition and financing,it is facing the extrusion of Vanke,Zhonghai,Poly,Shimao and other large-scale real estate enterprises and the competition of small and medium-sized real estate enterprises.Its management thinking is outdated,its management model is backward,and its process control is not strict.The disadvantages of cost management of Tianshui Elegant Garden project are increasingly prominent.In theory,the performance is particularly outstanding.This paper investigates and studies the process cost management of Tianshui Yayuan project developed by JC Real Estate Company,and collects a large amount of management data.It actively explores how small and medium-sized real estate enterprises can effectively control the construction cost through fine management and successfully break through the current fierce competition.The survey found that the company has a certain gap in cost management organization and management process among benchmarking enterprises in the same industry.Therefore,this study takes JC Real Estate Company cost management as the perspective,through the analysis of the problems exposed in project cost management,to find countermeasures and improvement measures.Based on the characteristics of full participation and whole process control in project cost management,the cost management research and Countermeasures in this paper will run through the whole process of project management.On the research route,this paper starts with the basic theory of project cost management,consults and studies the related literature of cost management at home and abroad,and on the basis of reviewing the current situation of project cost management in Tianshui Elegant Garden,takes the problems of project cost management in organizational management,cost planning in advance,cost control in the event and cost summary after the event as a case.This paper analyses the cause of formation,finds out the shortcomings in management,and puts forward the countermeasures and measures suitable for JC Real Estate Company's project cost management.It is hoped that this study will provide experience and inspiration for the follow-up cost management of JC company's projects.
