Study On The Specialization And Integration Model Of Real Estate Development Industrial Chain

From the perspective of real estate development industry chain, real estatedevelopment industry has long industrial chain, professional work link and manydepartments involved, high correlation degree and complex resource integration, longdevelopment cycle, etc, and, the specialization and integration of the industry chain bothare the current development path. Faced with the confusion of selection between twomodels，this paper starts from the specialization and integration of work links in thechain of real estate development industry. Then this paper adopts the methods such asempirical research, literature review, standard research, consultation, etc, to analysis thetwo modes of specialization and integration of real estate development industry chain.Last, this paper researches how to choose the two modes of specialization andintegration from the perspective of real estate development enterprise.This paper analyzes from the Hong Kong model and American model, andcombing analysis and exploration summary of the specialization and integration of realestate development industry chain on the basis of research and theory of domestic andforeign, mainly from the following aspects:①By reference to the theory of divisionand integration in economics into real estate development industry chain, this papergives the definition, characteristic analysis, requirement analysis, and analyzes theadvantages and disadvantages about the specialization and integration of real estatedevelopment industry chain.②This paper researches and analysis deeply about theoutsourcing，which is the key-professional work of the specialization of real estatedevelopment industry chain, including outsourcing management process, theestablishment of professional outsourcing work commitments, professional outsourcingcooperation partners of the selection, professional outsourcing contract talks withexecutive monitor, signed professional achievements of outsourcing review and correct,and the whole supply chain coordination.③This paper combs and analysis the keyworks of the integration of real estate development industry chain, including theimplementation and management of six work links on the real estate developmentindustry chain, and the internal control and coordination of enterprise.④From theperspective of the real estate development enterprise, this paper discusses the dialecticalunity between the specialization and integration of real estate development industrychain, then analysis the decision factors and nature of the selection of the two kinds of models.This paper on the analysis and research of the definitions, characteristics,conditions, requirements, priorities, strengths and weaknesses, select the factors and thenature of real estate development industry chain specialization and integration model. Inthe comprehensive consideration of the enterprise internal and external environment,real estate development enterprise should choose the specialization or integration of realestate development industry chain on the basis of the ability of the enterprise’s ownbalance and stage of development, promoting enterprise’s whole competitive advantage,and pursuit of enterprise strategy cost advantage.
