American mode of real estate development which separates the land agent from land developer and separates the investor from the operator boasts its status as the major operation method of real estate development in American. Drastically different from the multi-identity of the developer simultaneously as land agent, investor and operator in China, it effectively combines the financial investment and land development markets.The separation began with the 2005 macro-control the government set on the real estate industry and has gained increasingly greater attention for its flexibility in integrating the resources such as Land, Money and Management. Especially from 2005 to 2008, the government had tightened its policy on the industry, thus forced the policy-target the developer to reflect on the vulnerabilities of the traditional developing mode and find ways out. It is high time for the separation mode to root and prosper.This paper tends to identify those vulnerabilities based on the knowledge of status quo of the Chinese real estate industry, and explore by strategic analysis on the feasibility of the Development and Management mode in China and its future possibilities.The paper first surveys the industry, introduces the relevant terms and concepts, and presents its key elements, principles and especially the problems the industry faces when it adjusts strategies under the changing global macro-economic situation.The essence of the paper addresses on the new separation mode. It begins with analysis of exterior environment of the industry, and then argues for the new mode's feasibility on the Chinese real estate. It leads a step-to-step demonstration of the new mode operation and its perspective.Rooted on the aforementioned theoretical research, the paper at its last part takes the Development and Management mode of Company ZKD and its project operation with self-developed system as an example to expound the implementation procedures, methods and skills of the new mode with efforts to sum up the experiences of the mode's sinolization and predict its track of future development.
