The real estate is an essential element of national economic development, which is playing an increasingly important role in the economic development. But there are many problems in this industry. The most prominent problem is that the middle and small scale real estate enterprises reached 90% of the whole industry. However, the middle and small scale real estate enterprises always are weak and lack of funds.As a high capital-intensive industry, the funds of the real estate are characterized by great demand, long used period, large capital cost, and high risk and so on. SUfficient funds are the key of the real estate. On the other hand, a series of macro policies published by the state, making financing of the real estate industry more difficult. Therefore the middle and small scale real estate enterprises are facing an even harder situation on financing.Based on the background, this paper studies on the pluralistic financing models of the middle and small scale real estate enterprises, and advances some suggestions. THis paper insists of six chapters as followed.Chapter 1 is an introduction, which introduces information of the background, the significance and ways of the research, and the main contribution.Chapter 2 provides literature reviews. The international finance theory and real estate finance theory were reviewed. Then, it got a brief analysis of these theories in the real estate enterprises applications.Chapter 3 analyzes financing of small and medium real estate companies. This section defines the division of real estate enterprises of small and medium standard, comprehensively expounded the main financing problems of small and medium real estate companies and the cause of the problem.Chapter 4 descript and analyzes several existing financing ways of small and medium real estate enterprises, and the applicability of the main channels of financing; In addition,the paper will advance reasonable proposals after the case.Chapter 5 based on the analysis above, proposes the recommendations to improve the pluralistic financing models of the middle and small scale real estate enterprises.
