Nowadays, investment, consumption, and net-exports are recognized as three carriage driving the growth of China’s economy. Among the three driving carriage, real estate is the main factor of both investment and consumption. This determines the important position of real estate. At the same time, due to strongly related to not only construction, metallurgy, building materials, chemical, light industry, electrical and other more than 40 upstream industry sectors, but also more than 20 downstream industry sectors such as financial, decoration, real estate services, real estate has become a extremely important factor in the development of national economy and pillar industries.Both domestic and abroad, because of the large investment and long cycle, real estate has to be capital intensive. And therefore, adequate funding is essential for the survival and development of real estate enterprises.For the over twenty years the real estate industry grew in China, because of the irrational consumption of home buyers, a series of systematic risks have been pushed up caused by the imbalance of supply and demand in the national economy.The government has to introduce a series of policies to guide the market return. With the implementation of related policies, the contradiction between real estate enterprises’ financing needs and the existing financing system is becoming more and more serious, especially for small and medium real estate enterprises.Compared to large real estate companies, small and medium real estate companies will face to much more constraints, and how to solve the financing problems of small and medium real estate companies has been a big problem to be solved.This paper analyzes the financing mode and the problem of financing of small and medium sized real estate enterprises. Taking the current situation and financing problems of JD real estate as an example, the paper analyzes the causes of the problem and puts forward the solutions. Through this paper, we will provide some new ideas and a valuable reference to the problem of financing of small and medium-sized real estate enterprises.This article uses the literature reference method and the small and medium-sized real estate enterprises financing channels, methods and tools are discussed in detailed analysis. It reveals the financing problem of small and medium-sized real estate enterprises, points out the importance and necessity of financing mode selection and innovation for small and medium-sized real estate enterprise.Through study on the financing mode and dialectical method and combined with the JD real estate actual situation and new financing methods, this paper points out the financing methods of diversification, specialization, uses inductive and deductive method to analyze the financing of small and medium-sized real estate enterprises, and provides a new direction for the future financing of small and medium-sized real estate enterprises.
