Research On The Financing Difficulties And Countermeasures Of Small And Medium-Sized Real Estate Enterprise

The real estate industry is typical of capital intensive industries, which requires a lot of money in real estate development, sales and service process. Therefore, the fund will become a key factor for the business success or failure of the real estate enterprise. With a series of macroeconomic regulation and control policy issued, it greatly increases the difficulty of loans and more loans cost and the project of self-capital proportion, which has resulted in a nervous and bad external financing environment for the real estate companies In recent years. Under such a background, the financing capability of the small and medium-sized real estate enterprises which have a large number of enterprises in the real estate industry faces very serious challenge. Therefore, how to lead the medium and small real estate enterprise out of financing difficulties and let small and medium-sized real estate enterprises bigger and stronger to promote the fast and healthy development of our country’s national economy has become a current urgent problem to be solved.In view of this situation, this article study in more depth the subject of the small and medium-sized real estate enterprise financing problems and the solutions in several aspects by the background of the current external environment. First of all, it carried out a detailed review of domestic and foreign financing theory about the real estate industry and small and medium-sized real estate enterprises. Second, it re-defined what is small and medium-sized real estate enterprise and analyzed the characteristics and development status of small and medium-sized real estate enterprise. Again, it analyzed the main means of financing of small and medium-sized real estate enterprise and the difficulties in financing. At the same time, it searches for measures to solve financing problems of the small and medium-sized real estate enterprises in China. Finally, based on the case analysis of a real estate company, this paper discussed the existing financing problems of the small and medium-sized real estate enterprises and put forward some specific solutions to its financing difficulties.
