With the advancement of the process of urbanization and the deepening of the reform of the housing system in China, housing problem has become one of the hot issues. Housing prices have also become focus of attention of Governments, businesses and individuals. Chinese housing market exists many problems now, mainly in the over-investment, high housing prices, market information asymmetry, low-income groups housing shortage and so on. Many urban prevalence of the phenomenon of the coexistence of a large number of spare room and no housing. These issues are directly or indirectly related to housing prices. This thesis is to study the influencing factors of housing prices. Provide a theoretical basis for urban planning residential land and affordable housing land.Also provide a theoretical basis for the rational allocation of public service facilities.and promote Lanzhou city’s living environment equalization.In order to guide a smooth and orderly development of the real estate market.In this thesis, housing prices of Lanzhou City as the research object. Obtain Spatial distribution characteristics of the housing price with the use of GIS spatial analysis methods. Clearing impact of factors affect housing prices. Hedonic price model to determine the extent of the impact of each residential property residential property prices. The basis of the characteristic properties of housing prices of the different levels of Lanzhou City, ordinary commodity housing market segmentation for the three housingsub-market. The research was supported by Lanzhou City housing hedonic price model and the three housing sub-market model, obtain the dominant sub-market factors. Results in good agreement with the actual situation.
