In recent years, housing prices have been focus on the focus.In Kunming,since2010, home prices rise very typically in the city. Because the differences betweenspatial distribution of housing prices are objectively existed on the study of the city’shousing prices.Housing prices will combine their spatial location, not only directlyfor the government to develop housing construction and development planning,analysising socio-economic development in housing prices the relationship betweenthe level of management to provide the base of important housing marketdecision-making, but also for residential real estate development companies todetermine the sales price, to get theoretical support, what’s more, study of urbandevelopment and housing prices are at a reasonable level provide importanttheoretical basis. Therefore, the study of spatial and temporal changes in house pricesof Kunming seemed necessary.This paper has been scientific research from home and abroad, combining withthe actual situation of the housing market in Kunming.The hedonic price model basedon the prices of Kunming spatial distribution of residential and analyze the causes anddynamics of their formation. By the second quarter of2008in Kunming to the firstquarter of2011, prices collected in the survey, the establishment of hedonic pricemodel estimated the marginal price of housing characteristics, combined withGeographic Information System platform in space, built on the residential area of spatial information database, Kunming, the spatial and temporal changes in housingprices and trends in research to quantify the spatial distribution of housingcharacteristics based on analysis of spatial differentiation of housing prices causes anddynamics. And the establishment of inter-period hedonic price model, as the recenthousing price forecasts for the future an important theoretical model.The paper concluded tha the average residential prices in general in Kunming,with the city center of the Kunming Department, decreasing to every direction, withthe city to Chenggong Direction’s development, east and southeast of the urban areato usher in a large new development opportunities. Space divided into different main reason is that theresidengtial district characteristics the distance to the city center isthe main fact or affecting the average residential house prices, floor area ratio,education and travel conditions, as well as the decoration is the price of the residentialdifferentiation of the important reasons. Housing price in time and space differentmomentum can be summarized as urban planning government policy andsocial-development. Villa prices showing Dianchi Tourist Resort and Expo EcologicalPark on both sides, and other parts of the lower spatial distribution patterns, which inthe tourist resort area had a significant impact on the price level of the villa inKunming.The main innovations of this paper are: to hedonic price theory and model-basedstudy of factors affecting housing price to build a residential hedonic price model inKunming, to change the traditional methods of qualitative analysis to quantify, andgeographic information systems through space so that residential space with measuredata visualization based, combined with statistics related to housing price model ofspatial differentiation. This is a rich residential location theory has a certain referencevalue, further research and development of future government policy, the developerinvestment decisions, consumer choice, providing many practical significance ofresidential and other theoretical tools.
