Recently, the transaction price of the real estate has been rising crazily, and it attracted the tremendous attention of the government and people, the government take lots of controlling policies. After several years development, China’s the real estate market has gradually matured, and become a fully competitive buyer market. Soho Apartments is a landmark residential project developed by Grand Central Real Estate during the market declining, as so many competitors around, the cost of real estate investment is enormous, pre-marketing plan is very important. How does the Soho Apartments finish the profit targets and realize the products rapid digestion? This study is due to make a fully marketing research about that.First, this article analyzes the status of international theoretical research about real estate, and real estate marketing plan, on the basis4P theory and4C theory, based on the pre-market research, and then proposed a program plan for Soho Apartments program.Second, analyzes the concept of real estate market, features, combined with Soho Apartments’environment and the national real estate markets and Zhenzhou City’s macroeconomic performance, using SWOT analysis, competitive analysis and market positioning analysis to propose the program plan.Finally, we get the final project’s product strategy, price planning, channel strategy and detailed marketing strategy. Under current situation, this article proposed the marketing operations; we are trying to give some useful suggestions for other people.
