Along with our country economic development,consumer's demand for housing and entertainment and desire are also gradually improved,at the same time our country has entered the aging process,people need to live in an old-aged's providing,the masses of the people to the requirement of housing increases,and the traditional legacy enthusiasm for buying entrance scribing and promote the rapid development of the real estate industry in our country,it became the site of local finance pillar industry.Now,meanwhile,the real estate market supply big but stagnant or even decline in trading volume,real estate marketing strategy plays an important role in the development of the enterprise:real estate marketing planning can increase the developers investment income,promote the brand influence,enhance corporate profits,improve the original residents living environment,revitalize the plot advantage,improve the regional financial revenue.Therefore,it is particularly important for the real estate industry to implement effective marketing strategies.This paper first introduces the background of the research,summarizes the relevant theories of marketing,and states the relevant theories of marketing and real estate marketing planning.It recognizes that marketing is a process,and it is necessary to clarify the needs of customers in the target market and position the value of the target market.Communicate with customers,deliver value orientation,and finally monitor whether value orientation is effectively delivered.Secondly,4P theory and 4C theory are introduced.Based on the case study of a plot located in Baodi district of Tianjin,this paper makes market analysis,reasonable positioning and marketing strategy research,and finally puts forward reasonable suggestions for the planning and decision-making of real estate projects.The innovation of this paper is to combine theory with practice.By learning the theoretical knowledge of marketing,the project planning and practical analysis are carried out on the basis of the actual survey results.At the same time pay attention to the combination of micro and macro,combined with the local policy of real estate enterprises and the development of real estate enterprises in our country,deeply analyze the opportunities and threats facing the enterprises,give full play to the advantage of project and mining,comprehensive variety of marketing strategy,promote effectively the project smooth implementation,for the enterprise to achieve the sales target as soon as possible.
