The real estate has played a vital role in economic and social development since a long time,with the real estate developmenting,those related industries such as steel, cement,interior decoration also develop at the same time.However,there are serious questions existing behind the prosperity of the real estate market development,especially after the financial crisis in2008,the deterioration of enterprise investment environment,other industries profit acute to decrease such as industrial production,and the high and stable investment return rate in the real estate industry,thus,many enterprises have been transferred to the real estate industry. In addition,due to the improvement of national income and the impact of inflation,consumers have more idle funds can be used to invest,but the investment measures which are showed so less. Which made the consumer believed that the investment in the real estate is a better choice.Based on the analysis of the real estate industry,the real estate market is not only exists the residential demand,but also investment and speculative demand still exists, thus giving rise to the real estate market false prosperity,high prices,far in excess of their ability to pay,the real estate market irrational consumption behavior.It is show that the current real estate market exists irrational consumption behavior mainly includes three types through the find and collection on the the irrational consumption behavior of the real estate market by using the method of questionnaire investigation and literature research method. The first,beyond their capacity to pay consumption behavior,that is consumption expansion. The main manifestations are: competition type consumption,conspicuous consumption,enjoy model consumptive. Second, below their capacity to pay of consumer behavior,namely the consumptive atrophy. The main manifestations are: frugal consumption,consumption and wait-and-see consumption lag.Third,the consumer behavior out of plan,namely the impulsive consumption behavior. Because the real estate market consumption behavior is a variety of elements the result of joint action,we know the national real estate policy,consumer income and consumer preferences and other factors take a deep effect on consumers for the real estate market in the future expectations,the consumer’s ability to pay and consumptive idea through the analysis.The study on the irrational consumption behavior of the real estate market through combining with the psychology,consumer behavior and the western economic theory,using factor analysis, correlation analysis and regression analysis and other quantitative analysis methods shows:irrational consumption type,in demographic variables gender,household registration, whether a single children and employment situation,have significant differences; and real estate market irrational consumption behavior, in demographic variables gender, household registration and whether a single childrenr, have significant differences.Them otivition of consumption and irrational consumption types have good prediction effect on the real estate market irrational consumption behavior. The research on real estate market irrational consumption behavior can be provide more, more comprehensive reference for the government to carry out macro-control real estate market and enterprise management decision-making,reasonable guiding the consumer behavior of consumer in real estate market,and reducing the real estate market irrational factors of consumption behavior,to promote the real estate market stable, healthy development.
