The real estate market development is a kind of new development projects in the real estate and this new development project is to adapt to the trend of the times. In order to guide the development and construction of suburban real estate better,the suburban real estate market should conform the consumer behavior should from the consumer perspective so as to carry out targeted construction. Based on the consumer perspective, studying key factors that affect the consumer behavior, aims to guide the government and developers. This article from the status quo of suburban real estate market development,expounds the theory of consumer behavior, through the domestic and foreign literature,this paper defines the concept of suburban real estate market, using the method of combining qualitative analysis and quantitative analysis to the real estate market, key factors affecting consumer behavior as the research object, aims to explore the influence factors of suburban real estate market consumers the consumption process is different from the general property buyers of consumer behavior, real estate economics, city economics and other related theory as the guiding ideology of the construction, so that the government and real estate developers how to cooperate to jointly promote the project development of suburban real estate market and ensure the healthy development of real estate.Based on the research of residential sub-urbanization and consumer behavior and other related basic theory, this article puts forward the difference between this new development model from the traditional real estate development ones. On the outskirt of real estate market definition of Zhengzhou City, discusses domestic and Zhengzhou suburban real estate market development present situation, summarizes that the consumer behavior is different from the general real estate projects. After the analysis of the mechanism of suburban real estate market consumer behavior influencing factors, then using the factor analysis method, constructs the structural equation model in four representative suburban real estates inZhengzhou City. I analyze the key influence the factors of consumer behavior in real estate market in Zhengzhou City. Based on the key influence on consumer behavior, combined with the analysis of the causes of the funnel, the consumption behavior of suburban real estate market in Zhengzhou City, the article analyzes the influence of the key affecting factors. Finally, from the the key influencing factors, the article puts forward countermeasures and suggestions to promote the consumer behavior from two perspectives of government and developers.
