The Influence Factors Of Safety Investment On Real Estate Enterprise Analysis And Its Decision-Making Research

Safety is an important symbol of social civilization and progress and a guarantee of the stable operation of national economy. It is also an inevitable requirement of adhering to the people-centered safety concept and a pre-condition to stick to the harmonious development of human and the nature. Besides, it is the important content of constructing a well-off society and making overall plans for the development of the economy and society.Safety investment is an active investment, which refers to the total cost of the necessary inputs in order to improve the security of the enterprise system, prevent all kinds of accidents, eliminate hidden dangers, and improve work environment. Safety investment project is the main part of the safety investment, and mastering the workable technical and economic index for safety investment projects can benefit the security investment project of the enterprise and conduct economic evaluation and scientific decision of security technology. This paper mainly makes a study of the main factors that the real estate enterprises have influenced the safety investment, and by establishing the feasible mathematical model for the key element analysis. The main research contents and results are as follows:(1) It has analyzed the research situation and level at home and abroad, research purpose and the significance; expounds the basic theory and related terms of the enterprise security investment; Demonstrates the relations between the enterprise safety investment and enterprise safety input, security economic and safety investment decisions and internal safety investment enterprise status quo.(2) The enterprise safety investment system was analyzed, and the main contents include:enterprise safety investment sources, the influence factors of enterprise safety investment, enterprise safety investment optimization principle, the enterprise safety investment decision-making procedure, enterprise safety investment opportunity and timeliness analysis. (3) It has analyzed the theory of the influence factors of real estate enterprise safety investment, the main contents include:the exterior factors, the internal factors and other factors of real estate enterprise safety investment behavior.(4) It has made the principal component analysis on the influence factors to our country’s real estate enterprise safety investment behavior; made a regression analysis of the principal factors by establishing a data model; taken the examples to show the feasibility of the model.(5) In view of the widespread weak security management consciousness of China’s real estate enterprise and the situation that the safety input obviously can’t keep up with the enterprise developing speed, this paper has proposed the countermeasures and advice of increasing safety input:leaders at various levels should fully understand the importance of the safety management, and increase the safety input to form safety input mechanism of incentive and constraint gradually; give a comprehensive evaluation to the safety situation of enterprises, implement classification management and improve the operation level of safety investment scientifically.
