With the acceleration of urbanization, Land has become an important instrument of macroeconomic control, land market plays an significant role in the whole market system, the development of urban land market has made great achievement, and have become a academic hotspot in recent years.Two-Oriented Society among Changzhutan’s development needs good land market and appropriate land system, thus the study about the degree of land market was arisen. In consideration that the construction of the land market of changzhutan urban agglomeration is developing, the analysis of factors influencing degree of land marketization of changzhutan in this thesis has great practical significant.Many researchers have studied land market from different aspects. Limited by data or technical constraints, there are many limitations on the contents and methods of research in most of domestic study, many of these researches were from a macro or meso perspective, and use traditional methods which ignore spatial correlation. This thesis studies factors influencing the degree of land marketization with spatial econometric method from a microscopic view.Firstly, the current situation of land market of Changzhutan urban agglomeration was introduced.The current situation of land market’s structure of Changzhutan shows that, the increased paid land ratio of Changzhutan lead to rapid development of economics. Administration of land allocation ratio was high which affected the growth of land market, and Changsha, the captial city, was deeply affected, although land price increased, it was much lower than those developed cities such like Beijing and Shanghai. The conclusion of the land system analysis is:land market of changzhutan is fast developing under the existing land system, but current system needs to be further perfected for there are some problems it can not resolve.Then a widely used equation was used to evaluate the degree of land marketization.The results of land marketization measurement shows that, the degree of land marketization of both Changsha city and Zhuzhou city are increased, the former was based on a low level but grew in a high speed, and the later was based on a high level and grew steady, the2cities’degree of land marketization are higher than that of Hunan province and China over these years; the degree of land marketzation of Xiangtan city, turned out to be a inverted U-type development, which reached the peak value in2006. Relevant governing bodies should pay attention to the real situation, try to hold Changsha city and Zhuhzhou city in a good mood and stop the downward trend of Xiangtan city at the same time.Next how factors influence the level of land marketzation was discussed. Main factors that influencing the degree of land marketzatioin of changzhutan shows great spatial dependence during2003-2007, so spatial panel data model can be used to measure how these factors affect land marketzation degree, and the conclusions are: non-agricultural output ratio, revenue of urban dweller and urbanization rate greatly promoted the development of land market; the per capita arable land, the total amount of import and export ratio appears to have positive, negative relationship to land marketization degree of changzhutan urban agglomeration respectively, which are opposite from theory predicts before. The imperfect rural land market and illegal behaviors in the process of absorbing foreign capital are responsible for them.Finally, according to the research results, relative policy suggestions are provided for promoting the growth of land marketization degree of changzhutan.
