As the most important property of rural farmers in China,land not only provides material life guarantee for farmers,but also provides an important carrier of social security.Effective and steady increase of farmers'land property income can improve farmers'income as a whole,narrow the income gap between urban and rural residents in China,and improve the efficiency of the allocation of rural resources.Contracted land and homestead are the two most important types of property of farmers,so the realization and growth of farmers'property income depends on the land resources they own.The realization of farmers'land property income is the result of farmers'combined function according to their own economic situation,development needs and national policies,which effectively invigorate the rural land resources,and with the development of social economy,the way of their realization will be more abundant.However,the current research on the concept of farmers'land property income has not reached a consensus,the influence factors of the study mostly stay in qualitative analysis,the formation mechanism is not perfect,affecting the farmers'land property income acquisition.Moreover,judging from the practice of various places,farmers'land property income has not yet reached the goal of optimizing the income structure of farmers expected by the state.By analyzing the spatial differences of farmers'land property income,the paper summarizes the influencing factors that affect the spatial difference of farmers'land property income,which can provide reference for the sustainable realization and increase of farmers'land property income.Based on this,the study takes the rural commercial collective construction land entering market of Longxi County,and obtains first-hand data through field visits to improve the concept and basic theory of farmers'land property income and the formation mechanism,and on this basis,the method of exploratory spatial data analysis and geographical weight regression is used to analyze the spatial differences of farmers'land property income,finding the influencing factors affecting farmers'land property income,and putting forward some suggestions to increase farmers'land property income.The results showed that:(1)Farmer's land property income is the non-productive return income obtained by farmers by transferring some or all of their land property rights to individuals or organizations by certain means of transfer of property rights,as well as the land value-added income and dividend income obtained after the rural commercial collective construction land entering market owned by non-farmers.Farmer's land property income has the characteristics of dependence,diversity,uniqueness and long-term nature.Farmers'land property income is an important symbol to measure the national marketization and national wealth,an important measure to optimize the income structure of farmers,an effective pusher to promote the development of new urbanization,and an important condition for speeding up the construction of a well-off society and rural revitalization.(2)Longxi county further activates the value of farmers'right to land development by transferring,leasing and taking shares the right to use the land for the collective operation of construction land in the rural areas.Land value added through policy value-added,scarcity value-added and investment value-added,and farmers can obtain“four golds”such as rents,shares,salaries,and public welfare funds,which increase the farmers'land property income and promote their overall income increase.(3)The global spatial autocorrelation Moran index of farmers'land property income in Longxi County is 0.6432,and it passes a significance level of 1%,which shows that there is a significant spatial positive correlation in the distribution of farmers'land property income level,showing a spatial clustering feature.On the whole,the distribution pattern of cold and hot spots of farmers'land property income in Longxi County towns generally shows a trend of high in the south and low in the north,medium high cycle low.(4)By comparing the influence factor model of farmers'land property income constructed by the minimum square-multiply and the geo-weighted regression model,it is found that the fit excellence value of the GWR model is greater than that of the OLS model,and the adjusted R~2 is 0.9520.It is shown that the index system constructed by GWR model can explain the difference of land and property income of farmers in Longxi County to a great extent.(5)The results of geographically weighted regression show that all factors have different effects on farmers'land property income,but there are regional differences,and there are obvious spatial differences in the degree of influence,and most factors have significant influence on the central and southern regions.Resource endowment,economic development conditions and local market development have positive influence on farmers'land property income,which has an important role in promoting their growth,and the distance from the main street in the location factor plays a role in suppressing the development of farmers'land property income.In addition,factors vary in their function,to varying degrees and modalities.(6)From the research,it can be found that the rural commercial collective construction land entering market can activate the land resources market,give full play to the role of land market allocation to allocate resources,and enable farmers to obtain land property income.However,under the influence of resource endowment,location conditions and economic and social development,the farmers who can obtain land property income are only relatively well-located farmers,which cannot benefit the majority of farmers,and has the Matthew effect of icing on the cake.And for poor areas,especially villages far from the city,more policy support is needed of sending charcoal in the snow.In the long run,the income from rural commercial collective construction land entering market will certainly become a new growth point of farmers'income in the future,but it has special characteristics and is not universal,and exploring the potential of regional rural commercial collective construction land entering market will become the next step for the government and all sectors of society to work in the direction.
