The real estate price is the most critical factor in the impact of the real estate on the macroeconomic. From a macro perspective, the real estate price has important implications on the national economy through consumption and investment. From the microscopic, real estate price fluctuations directly affect the residents of housing affordability, which is related to people’s living standards closely. At present, China’s large and medium-sized cities are facing the problem of rapid growth in real estate prices; its growth rate is faster than GDP’s and household disposable income growth’s. Nanning is no exception. Make sure that real estate prices remain at the level of coordination with macroeconomic development has become the focus of social concern.Article combed related literature review and establish theoretical framework. Based on this, we do the empirical research on the specific situation of Nanning. Analysis shows that real estate prices have considerable explanatory power of macroeconomic. However, the house is the basic live materials, and GDP cannot reflect quality of residents living level. So we further analysis the housing affordability. Studies have shown that residents of Nanning buyers ability to pay was stepped distribution, ordinary buyers face purchase difficult, the housing supply structure is irrational.The article further proposes to stable the reasonable prices, establish the binary multi-level housing cascade supply mode, guide reasonable housing consumption and other measures, to not only maintain the appropriate role of the real estate prices on the national economy, but also solve the low-income families’housing problems.
