With the constant adjustment and innovation in the real estate industry of our country, the competition between developers gradually aggravates, even involved in the management of human resource which is one of the most important factors that determine the continuable development which one enterprise can make.Internal marketing theory (IMT) dates from USE in the1970s, which has been widely used in the area of aviation, telecom, medical treatment and so on. IMT takes employees as internal clients so our company should firstly offer products to meet their demand in order to turn out employees with the consciousness of market orientation and self-motivation.This article the author based on management experience in the real estate industry for many years, according to IMT, the application to the management of HR in our real estate industry helps to establishing relations with HR management and internal marketing. Based upon the analysis of the actual state of HR and questionnaire to emplyees in Hunan FUSHENG group and IMT, I will probe deeply into the necessity and feasibility of applying IM to the management of HR. Therefore, this article put forward one HR strategy that is the internal marketing one of taking employees as internal clients and the one in the cooperation between departments of taking each other as clients, and then design one management model of HR with relations of senior executives, function departments and employees in one enterprise. Based upon one management model of HR applied IMT to, expatiate on the detailed scheme to actualize:Firstly, the IM concept should be established and spread in the whole company and the enterprise culture should be brew. Secondly the HRM structure focused on talents (internal customers) should be constructed quickly. Furthermore, the position should be defined and determined in accordance with job flow. The communication system based on IM is developed. The HRM information keeper system also should be established and the service after HRM product sales should be performed well.Besides, the research of this thesis hopes to have certain reference and reference function in inning the company in the real estate industry together too.
