With the growing of housing consumption, the public play more and moreattention to real estate enterprises, the government’s supervision (especially taxsupervision) is increasingly normative and strict. For real estate enterprises, theuncertainty of external is increasing, tax risk is expanded. And, the competition of thereal estate enterprises is becoming fiercer, they need to strengthen businessmanagement, including tax risk management.Under this background, the paper takes the enterprise risk management theoryand financial analysis theory as the base, studies the tax risk of China’s real estateenterprises with the ways of theoretical and empirical analysis.Firstly, the paper analyzes the theory of the tax risk of real estate enterprisesand its management. And, the author put the level of tax risk’s causes as the standardto classify the tax risk of real estate enterprises. There are four kinds of tax risk, theyare the tax risk of strategic planning, the tax risk of major business decisions, the taxrisk of important business activities and the tax risk of everyday business activities.Secondly, the paper does a descriptive analysis about the tax risk of domesticreal estate industry in2010and2011on the basis of sub-types of taxes. The resultsshowed that: there is business tax penalty risk in few real estate enterprises, most realestate enterprises are facing land VAT tax burden risk and enterprise income taxburden risk. In addition, there are some differences of tax risk between different area.Thirdly, the paper does a descriptive statistical analysis about China’s real estatetax risk, RAL, RAT and ROA. Through the results of multiple regression analysis, wecan find that the real estate tax risk and the RAL is less related, while the real estatetax risk and RAT is negatively related, and ROA is positively related, and the totalassets is positively related.Finally, the paper puts forward some measures to prevent and control the tax riskof real estate, starting from the empirical results.The author hopes the research can encourage more scholars to do empiricalresearch on tax risk, also can make real estate pay more attention to tax risk, and willbe helpful to build an effective tax risk management system。...
