In recent years, with the overheated and too fast development of real estate market, China’s real estate industry has a huge bubble risk, so the central people’s government at all levels have issued a series of stringent control policies, and then real estate enterprises are faced with problems and bottlenecks of the shortage supply of land and funds. In order to maintain development, they must continue to enhance the market adaptability, so the road to take the strategic alliance will become the inevitable choice. However, the research and practice of strategic alliance of China’s real estate enterprise on how to reduce the acquisition costs and strengthen the alliance risk prevention in order to reduce business losses series is still at the exploratory stage. This paper tries to study on how to build the strategic alliance of China’s real estate enterprises from the perspective of value chain in order to improve the success rate of strategic alliances, enhancing the overall competitiveness of the real estate enterprise, and promote the continued health development of China’s real estate industry.Firstly, the strategic alliance of real estate enterprises is defined relatedly, and the basic overview and problems of China’s real estate enterprise strategic alliance, on this basis to analyze the composition and contact of the real estate enterprise value chain, further point out that the analysis of value chain is feasible for building the strategic alliance of China’s real estate enterprises, and then introduce the principles and basic modes of real estate strategic alliance around the value chain, at the same time, a brief analysis of how to choose the right alliance partners and detailed analysis to the value chain integration issues after the alliance. At last, by the case study of Wan Ke and Nan Du Union, further clarify the viability and problems that need attention of Strategic Alliance of China’s real estate enterprise from the perspective of value chain.
