Based On The Value Chain Of Th Real Estate Enterprise To The Transformation Of Commercial Real Estate Research

Since the late ninety s of the 20th century,dominated by residential development business of China's real estate industry high-speed development.In recent years,the housing prices rising too fast,speculative demand is too big,lead to economic bubbles of real estate industry is higher,formed on the real economy.Countries to stabilize the real estate industry,and promote the healthy economic development,restrictive policy releasing for the real estate industry,to carry on the macroeconomic regulation and control,make traditional residential real estate development speed slow,corporate profits.In this background,many residential real estate enterprise to commercial real estate enterprise strategic transformation.This thesis aims to apply value chain theory,and combined with TH real estate enterprise as an example,study the residential real estate to the strategic transformation of commercial real estate strategy.This thesis first review the enterprise strategic theory and enterprise strategic transformation theory,value chain theory;Then analyzed the residential real estate and commercial real estate value chain component part and different influence factors,through the research attempts to find out the difference value chain;Based on value chain,design the path of the residential property to commercial property transformation;Finally,analysis of residential real estate development enterprise TH the process of transition to the commercial real estate company,the implementation of the strategic transformation measures for their design,and the strategic transformation path for more specific and comprehensive study.In this paper,in the residential real estate enterprise strategic transformation path to the commercial real estate company research,has certain creativity,especially using the value chain for strategic transformation research,made the study more specific than the general strategic transition,for real estate company also has a certain reference value for the transformation of the practice.At the same time,the research conclusion of this paper is how to apply the research of value chain related diversification strategy transformation,also has certain reference value.
