Research On Building Strategy Alliance Of Chinese Real Estate Industry

Abstract With the developments of economic globalization, the international competition in the field of economy is becoming more and more intense and complex. For any enterprise, no matter how huge its scale is or how rich its strength is, it becomes more and more difficult for it to be successful in competition in both domestic and international markets depending on its own strength. However, the strategic alliance, which is one kind of the developmental strategy and the organization form of enterprise, can arrange all the resources effectively and realize the multi-win among alliance members. The establishment of strategic alliance not only fits for the request of real-estate enterprise to seek the adaptation of fast changing external environment and the developmental strategies, but also makes the allocation and use of resources which belong to China real-estate enterprises more effectively. A trend of establishing strategic alliance is being raised among the domestic real-estate industry, which has become a strategy thought of our real-estate industry.In this paper, the author applies the theory of strategic alliance into the practice of our real-estate industry. Based on the documents of strategic alliance, the definition of the strategy alliance about real-estate enterprise has been described. Then the paper also analyses the strategy alliance from two respects which are general economical theory and cost-benefit individually. After analyzing the market's current situation, the policy environment and the cause of strategic alliance, the paper points out that establishing strategy alliance can attach importance and practical significance to our real-estate enterprises. Basing on these, the paper sums up six alliance patterns of real-estate enterprise strategic alliance, which are commented by using the case analysis methods. Finally, the paper constructs the strategy alliance management frame of our real-estate industry from three aspects which are: support from the government, the practice of alliance partners and the manage system of alliance.The superintendents of real-estate industry must have a rational thought about the establishment and the highly effective revolution of the Chinese real-estate enterprises' strategic alliance, and use it to instruct their related practices. This paper inspects the practices of our real-estate strategy alliance first, then mainly discusses the problem of alliance pattern choice, as well as the alliance management. It can help our real-estate enterprises to understand deeply about the strategic alliance. It is hoped the research about the real-estate enterprises' strategy alliance of this paper can bring some reference meanings to our real-estate enterprises'present development.
