Real estate development is far-reaching influences social all walks of life, strongpower, high relevance because of its characteristics in the development of the nationaleconomy has occupied a very important position. The current favorable economicenvironment, national economy grows steadily, inadequacies in the real estate fieldappear a series of contradictions, such as the serious waste of land resources, housingprice to income ratio is high, the price bubble changes aggravate, housing vacancyphenomenon is serious etc.Based on the relationship between supply and demand for real estate markettheory, analysed Chongqing city residential real estate market demand characteristicand influence factors, according to relevant principles and selection of appropriateresearch index, with the aid of the Eviews measurement software to optimize theselection of indicators, combined with gray system method of grey correlation degreemethod and SPSS18rank order correlation coefficient method for influencing theChongqing real estate market demand influence factor analysis and sort, by means ofgrey GM (1,1) model and grey model Verhulst demand preliminary forecast. Finally,the research results and current market conditions, government regulation andenterprise development from two aspects to put forward certain proposals.Research shows that affect Chongqing city residential real estate market demandinfluence factors, the sale price of commercial housing, each housing project area,Chongqing city GDP year, investment in real estate development and urban householdscan accumulate the importance of capacity discharge before a few, urban populationand per capita living area on the Chongqing city residential real estate market influence.The empirical results do not represent small effect factors on research is not important,but from capture main contradiction to solve the secondary contradiction perspective,so as to effectively solve the current critical situation. The next5years, Chongqing cityresidential real estate market demand will show growth trend, in which the currentmarket environment Verhulst model prediction results more appropriate. The studysuggests that future5years of Chongqing city residential real estate market demandwill show growth trend, in which the current market environment, Chongqing cityresidential real estate demand growth was inhibited, limited capacity, unless there is agood policy to appear. Finally, the research results and current market conditions, government regulationand enterprise development from two aspects to propose some suggestions, expectingto solve the contradiction to rise to promote action, and hope that through the abovequestion research, for the government and enterprises to provide a system analysismethod.
