In recent years, China’s urbanization continues to accelerate. The real estate market is booming, along with rapidly rising housing prices, urban residents purchase difficult problems. Housing difficulties of low-and middle-income urban residents become one of the livelihood issues of most concern to my government. The Chinese government establish a system of affordable housing to solve this problem. Affordable housing projects play a role to improve the living conditions of some residents, and to solve the housing problems of some residents. But, due to the short running time of the system, which has not yet formed a perfect operating system, so there are many problems. Such as the lack of construction funds, government financial pressure, lack of supply of affordable housing, and which the most prominent problem is financing. Our existing financing channels take local financial support for investment as the mainstay, supplemented by bank credit funds, debt financing. The existence of financing channels for a single, risk financing, the lack of a guarantee mechanism.The innovation of this paper is a combination of affordable Current housing finance situation and the successful experience of foreign, then my in-depth analysis of China’s financing problems. I try to project financing concepts and independent legal institutions into affordable housing finance. I put forward feasible suggestions for financing problems.The lack of this article is the lack of empirical research. Because affordable housing has not established a dedicated information management system. Especially data on financing is more lack. So that the conclusion seems to be rather thin.This paper analysis about affordable housing finance by the way of the basic theory combined with the cases, data declaration and chart analysis. Comparative analysis at home and abroad come to our country can not fully imitate foreign protection of housing finance, for example, the financing of the real estate securitization. This paper analyze the financing problem of affordable housing with five sections. The first part is the introduction. Introduces the research background and significance of the topic of this article, combing the research situation, pointed out that the method of this study, innovation and deficiencies, and finally clear of this writing ideas and chapters.The second part is the theoretical basis of the financing of affordable housing. First, in accordance with the principle of public goods theory, analysis of the unique nature of affordable housing; Secondly, the distinction between theoretical combination of project and project portfolio management theory to analyze the construction of affordable housing management; then, according to the theory of social security analysis to draw the Government to deal with the protection of financing bear the main responsibility; Finally, the elaborate theory of project financing, the use of project financing for the construction of affordable housing financing.The third part of affordable housing finance Analysis.
