In recent years, China’s housing prices continued to rise, and the regionaldifference of commercial housing prices in China is getting greater and greater, whichmade the government macroeconomic regulation and control policy have differenteffects in different regions. The regional imbalances of housing prices has a seriousimpact on the lives of the residents. The present academic research on housing pricesmainly concentrate on house price formation mechanism, housing price fluctuationand influencing factors of housing price fluctuation, the research on housing pricedifference is less. The less of theoretical research led to the government’s relatedpolicy lack of effective scientific basis an technical support. Therefore, the research ofresidential price difference is very meaningful. Housing prices is as the researchobject in this paper, we starting from the point of view of supply and demand,analysis the housing price formation mechanism, and based on it research theinfluence factors of housing price, then do the qualitative and quantitative research of35large and medium cities of China. According to the conclusion put forward thecorresponding policy recommendations. The article concluded as follows: China’s35large and medium cities’ housing prices have significant regional differences, thesupply side of the main factors affecting the housing prices are real estate landdevelopment area and completion area of the building, both of them were negativelycorrelated with the housing prices; demand side factors that affect housing price areurban per capita disposable income, residential sales area, the first three housing pricegrowth rate(expected factors), and the employment rate. The demand for housingprice effect is greater than the supply side factors impact on housing price.This article as a whole is divided into five parts. The first part mainly carries onthe relevant concepts involved in this article, the scope of literature review and sortout the basic theory. The second part points out the comparison and analysis ofhousing price difference, qualitatively compared and descriptively analysis the35 large and medium cities of China, found that housing prices has significant regionalimbalances. The third part focuses on the production price mechanism theory and thetheory of price mechanism of supply and demand, discussed the housing priceformation mechanism, then according to the theory of price mechanism of supply anddemand, we further analyzed the influence factors of housing price and housing pricedifference. The fourth part is empirical analysis, based on the third part’s analysis,selects variables from the supply, demand and macroeconomic policy, establishes aPanel Data model, then empirical analysis on housing price of35large and mediumcities of China. The fifth part is the conclusion and policy recommendations.
