In recent years,the degree of commercialization of real estate in China has been increasing day by day.The market of Wuhan real estate is developing rapidly.Especially since the beginning of 2016,housing price were blowout trend,real estate speculation and the difficulties of low-income families and other issues have been plagued by the local government.Scholars have been focused on those issues.Wuhan municipal government introduced a more stringent purchase policy,but still can not resist the purchase of home buyers,enthusiasm.The article uses the average price data of Wuhan residential area in 2013-2016,intending to study the characteristics and laws of the spatial and temporal differentiation of residential prices in Wuhan in four years.Frist of all,using the ESDA for analysis and analyze the spatial autocorrelation of the sample data and explore the overall trend of housing price to generate a digital house price model.Through the comparision of graphics,using the visual method to display the differentiation laws in time and space of real estate in Wuhan.Then I construct the characteristic price model to study the influence factors of residential district price.The paper constructs three basic forms,semi-logarithmic model and logarithmic model.Through the comparative analysis,the logarithm-linear model is chosen as the characteristic price model of Wuhan housing price.The research shows:residential prices in Wuhan show a downward trend from the center to the surrounding generally;There are several price heights,such as Yonngqing-Huangpu and East Lake area,Residential price distribution is uneven and exist a clear spatial difference;Urban expansion is mainly east-west direction.By analyzing the log-linear model,where the ring line,the developer qualification level,greening rate,floor area ratio,property costs,education,distance from the river,from the CBD distance of eight variables significant impact Wuhan City housing prices.Among them,Among them,according to the degree of impact classification,the ring line,property costs and distance from the CBD as a class of factors;developers qualification level,greening rate for the second class influencing factors;volume rate,education,distance from the river for the three factors...
