2011,"the12th Five-Year Plan" of China pointed out that, the fundamental purpose of social and economic development is to protect and improve people’s quality of life, so housing became the key to achieve this purpose. However, in recent years, the urban housing price continued to rise, so the cost of purchasing and living is rising, housing problem becomes the focus of community. China is now in the industrialization and urbanization, while experiencing the economic system in transition, which leads to China’s housing price formation more complex. Therefore, the perfect price formation mechanism is the necessary condition of the market economy development and it will directly affect the anticipated target realization of housing real estate policy. It plays an important reality meaning in consolidating the national economic development.Commercial housing price of China rises rapidly in recent years. With the theory of related commercial housing price formation mechanism, the paper gives the definition of commercial housing price formation mechanism. On the basis of commercial housing price, the paper analyzes the supply and demand mechanism of commercial housing price level, finally forms three rules:long-term growth, anti-inflationary and cycle volatility. On the basis of theoretical analysis, this paper selects several indexes, such as the cost of land, residents’disposable income, the resident population, real estate investment, and completed commercial residential buildings and so on, with principal component analysis, analyzes empirically the commercial housing price formation mechanism of Tianjin. Finally the paper draws two aspects conclusions. On the one hand, the demand of commercial housing price plays a decisive role; on the other hand, the change of the cost of land plays a basic role in commercial housing price. The paper points out that the commercial housing price will remain higher, and puts forward reasonable understanding of the high housing price. The government should build a large number of rental buildings, enhance the administration of land market; solve the problem of supply and demand. The analysis provides the new angle of view and solutions for the sustained development of Tianjin and China commercial housing market.
