Since the1990s, real estate industry in our country’s macro economy have taken place in the role of from residents to solve basic problems as the main task to stimulate consumer spending, which directly promote the change of macroeconomic growth, and development center of gravity is more and more tilted in the direction of commercial real estate situation. Commercial real estate with its profit space and huge development potential, and attracted many property developers flocked to commercial center hot phenomenon appeared immediately, and also with business coverage of residential real estate project price rising.Commercial real estate in our country is still in the booming rise, but rough project financing difficulties, design planning, investment promotion fatigue, poor management and other issues still need to solve. The key is too many property developers in the project investment planning phase of the localization work did not achieve excellence, or locate in the early stages of the project option value degree is not enough, capital recovery and profit income for the investors also bring serious impact.Real estate experts and scholars at home and abroad for the work of commercial real estate pre-planning stage emphasis is slightly improved, investment have also begun to research on commercial real estate projects in the planning phase to solve the related problems of theory, But the related research in the field of real estate in China is not strong, they often ignore the importance of commercial real estate development project positioning; or is it mostly in the paper, cannot be combined with the actual project cases of commercial real estate, projects positioning choice effective methodology is put forward.In this paper, the author on the premise of reading the related theory at home and abroad, with grey correlation analysis theory of gray correlation degree model on the basis of the improved model, and combining the basic situation of the current commercial real estate market in China will project positioning of commercial real estate related problem analysis. For real estate developers put forward some feasible suggestions on the localization pattern choice, promote real estate industry, especially the commercial real estate in the field of healthy and rapid development, at the same time, it can effectively control and reduce risk.
