Guangdong Province proposed two strategies of transfer of industry and labor transfer.Transfer the labor-intensive industries in the Pearl River Delta to the east and west wings, andto the mountains of northern Guangdong Province. On the one hand, transfer the labor forcein eastern and western flanks and in the mountains of northern of Guangdong to the localsecondary and tertiary industries; on the other hand transfer some higher quality labor force tothe developed Pearl River Delta region. The “double shift” strategy not only pointed out theroad for the real estate transfer to the second-tier cities, but also provided a strong policysupport and protection for real estate companies.Recently, the real estate in the domestic first-tier cities such as Beijing, Shanghai, andGuangzhou has become saturated. The land overall profit margins is declining and thegovernment regulation is increasing, the real estate development in the first-tier cities haveentered the stage which the competition is fierce and the growth is show. Therefore, manyforward-thinking real estate developers set their sights transfer from Sunburn first-tier cities tosecond-tier cities. The ZY Group was incorporated in October1999, after20yearsdevelopment, it has developed into large-scale private enterprises. After years of development,The ZY Group has made gratifying achievements in real estate development in Guangzhou,Shenzhen and other cities. But at a glance the whole city, the real estate profit margins of thefirst-tier cities is gradually moving beyond the second-tier cities.This article will use the method of combining theoretical research and empirical analysis,regards the ZY Group study, On the basis of a comprehensive assessment of the ZY groupstrategy, resources and capabilities, Combined with a second-tier cities in the planning,construction, development experience and explore the second-tier cities the basic theory of thedevelopment of real estate and development trends, using strategic management theory toanalyze the the ZY Group in the development of real estate strategies in second-tier cities arefacing internal and external environment, the advantages and disadvantages. Develop a set ofsecond-tier cities in the ZY Group real estate strategic objectives, intentions and the specificstrategic measures, designed to provide a useful reference for the the ZY Group real estateconstruction and development and learn from.
