According to the request of Business Plan, the article focuses on Y real estate project.Based on related theory, it situations of the project in all hands in detail. It make investorshave a detailed understanding of the project by providing more accurate evaluation, makingplans of the future business model, analyzing functions of economic and social benefits aswell as the feasibility of the overall project, which increase the confidence of the success ofthe project before investment. It main contents include:1.First, the developer of the project is Guangzhou FB central Co., LTD and the Y realestate project investment introduction to the basic situation;2. Combined with Guangzhou potential textile market development and currentconditions of the zhongda business circle as well as operating level, the necessity andfeasibility of the project are analyzed. It has been strongly support by government because itis conform to the business plan of Guangzhou city and Haizhu district and the brand gatheredneed of high quality textile.3.According to the real estate market positioning related theory, using the potter’scompetition strategy theory as well as the SWOT analysis model analysis tools, analysis theproject market demand and thus make market positioning.4.Summary the marketing methods of other similar project in Zhongda business circle,based on the new market environment, the formulation of Y real estate project marketingstrategy was studied, thus, it is put forward to ensure the competing advantage afterestablishment.5.Through the relevant financial index, analysis the economic benefits of the project.The purpose of the total investment is115013billion. Project after-tax financial net presentvalue FNPV=72372million, the project’s internal rate of return FIRR=15.71%. According tothe corresponding proportion computation, all investment payback period is9.31years (afterincome tax including construction period). Thus the project development investment isfeasible, and has high economic and social benefits.
