Nowadays, with the development of information networks, the transmissionspeed of information is much faster than that of any other ages. The informationoperation of enterprises has been the essential part. E-commerce has developed morethan10year in China, which makes many enterprises enhance profiting ability,improve work efficiency and broaden development path. Having experienced thehigh-speed development of Chinese real estate, property management service shouldbe developed faster and better to meet the needs of the market. Because of the singleservice item and various service qualities, the traditional property management cannotmeet the requirements of consumers. It is a new way to combine propertymanagement and e-commerce. E-commerce model can bring about high-speedinformation transmission, which makes the property management enterprises learnabout requirements and feedbacks of consumers at the fastest speed. Meanwhile,property management enterprises can make use of the high speed to adjust serviceitems, refine service procedures and reduce cost waste, which can make them beprompt in their response to consumers’ requirements and feedbacks. The e-commerceof property management service not only improves the traditional items operation, butalso operates a lot of value-added services efficiently and makes more profits. JBH Property Management Company is located in S City, and has providedservice for HB International Garden housing estate for about six years with goodconsumer satisfaction and trust. Residents of International Garden have got a betterconsumption capacity and market prospect. With the increasing of human resources,materials and operative cost, the financial situation of the company begin to worsen.It is urgent to change the operation model for enhancing profiting capability. Thepaper tries to design the operation model via e-commerce, reduce cost waste of theprevious service procedures, plus value-added service items, optimize serviceprocedures of the present service procedures and design service procedures of addeditems.Firstly, in order to determine the feasibility, we will do a FEAS Research of thee-commercial operation of JBH value-added services with the methods of surveyquestionnaires and information statistics. Then we will analyze the present servicecapability and procedures of JBH with the Lean Production Theory and find outproblems and possible flaws of procedures. Finally, combined with present servicecapability and procedure of JBH, we will carry out the procedures and layoutreconstruction and error proofing design for the present service items; and we willdesign service procedures, layout and regulations for the new value-added serviceitems.The main contribution of the paper is to explore a new idea of combiningproperty management service and e-commerce operation model. According to theactual situations of company and market, it will study future feasibility, assess servicecapability, reconstruct and design procedures, select service items and design rulesand regulations.
