Credit customer is the main contributor for the profit of commercial bank. Especially the customers in real estate industry, they play an even important role among commercial bank credit customers. With the changing in real estate industry bring in by central government’s regulation and control, how to choose a preferable real estate credit customer in order to make efficient risk control has become a crucial research topic for bank customer choosing.If it is possible for the SPD Bank Dalian Branch to set an efficient real estate industry customer choosing system is closely linked to its future competitiveness. Through describing on the Evaluation Mode in real estate customer choosing by SPD Bank, the paper deeply goes into the meaning of each evaluation indexes, focuses on the research of restricted indexes, finds its restriction and gives optimizing plans.The paper is divided into five parts. The first part raises questions and illustrates on the core role of Customer Choosing Mode on SPD Bank Dalian Branch’s real estate credit business development. Through the research of Customer Choosing Mode at home and abroad, this part raises the research method and technical pattern. The second part describes theories related, including the connotation and feature of real estate credit, commercial bank customer choosing method and theory. It depicts the major three ways for customer choosing nowadays, containing5C Evaluation, Customer Relation Management Mode and Credit Classifying Mode. The third part discusses the way of SPD Bank Dalian Branch on choosing the existing real estate credit customers, analyzing on each part, pointing out the parts of profit-making ability, operating ability and comparative ability, and dissecting into the restrictions. The fourth part puts forward optimized plans, offering improvement and perfections accordingly. The last part is the analysis on forecasted effect. Taking YD Group as an example, the paper makes effectiveness evaluation on the improvement measure..The paper focuses on the analyzing of SPD Bank’s customer choosing pattern on existing real estate customers, offers improvements and supplements on obscure evaluation index, in the hope to present SPD Bank a way to view the candidate company’s situation more objectively, so as to offer more efficient reference for company’s customer choosing.
