China promote the urban housing system reform comprehensively in1998, the move canceledthe allocation of housing welfare system, steering the market-oriented of housing, this move madeclear the privatization of residential housing property, the enthusiasm of the residents of thepurchase, the demand for housing began to focus on the release. The real estate industry enters thestage of rapid development.Shanxi Province is located in the middle of China; its housing industry started relatively late compared withthe developed areas of the country, development is slow."Eighth Five" period, the province’s housing industry isonly beginning to take shape, the residential market transactions back on track.To"10th Five-Year Plan" periodresidential development gradually expand the scale of investment. The province’s residential market along entereda stage of rapid development. The development process of the residential market in Shanxi Province run a lot ofproblems in recent years. From the point of view of non-equilibrium analysis of the status quo as well asresidential non-balanced characteristics of the residential market in Shanxi Province in supply and demand,focusing on the total amount of non-equilibrium of supply and demand in the residential market in ShanxiProvince, to build a non-residential supply and demand equilibrium model, the model shows residential supplyand demand respectively showing two stages of non-equilibrium of Shanxi Province, short supply in2004, oversupply since2005. After that proposed the concept of non-equilibrium degree of Shanxi residential market, usedto estimated the total non-equilibrium degree and direction of Shanxi Province residential supply and demand, anew analytical methods and regulation index well be provided to estimates the residential supply and demand ofShanxi Province.Depth study of the structural problems of the residential market in Shanxi Province in two ways, namelyresidential house area structure of non-equilibrium and non-equilibrium of the market within the productinvestment. The study showed that less than90square meters and more than140square meters, two-familystructure is different at different times of the supply and demand in different periods. Prior to2010, less than90square meters of housing exist in a shortage situation, the supply only the growth. in2011.More than140squaremeters large family homes have been developers keen construction because of its good sales prospects. Internal product structure, formed mainly residential products to ordinary commercial housing supply system, theproportion of investment in affordable housing is increasing year by year. On the demand side, the speculativedemand serious, as one of the main supply of developers are interested in the development of the large size of thecommodity housing, makes the majority of small-sized housing shortage for low-and middle-income families,leading to a lack of effective demand. Generally speaking, the supply and demand showing a trend ofnon-balanced development, structural contradictions have become increasingly prominent, spontaneity and lagmarket failures, spontaneous relatively long period of adjustment needed to rely solely on the market, so the statehas adopted many macro control policies to regulate the residential market. And administrative means to use legalmeans to develop economic policy, macro-control on the market is stable and healthy development of theresidential market a viable direction.
