Since ninety’s of last century, the implementation of the housingsystem have been reforming in our country, the real estate industrydeveloped rapidly, and made a great contribution to China’s GDP. But atthe same time, the real estate business has earned a lot of money, risinghousing prices make the majority of common working-class andlow-income persons’ life are very hard. Some of them want to buy ahouse but can not afford the high prices. Some of them become the houseslave. It is the high cost of real estate has pushed up prices, or Is it the realestate business has earned high monopoly profits? Or have both of themat the same time? The Housing prices indicate clearly, but the cost ofhousing is very mysterious. The more the real estate business isconsidering the cost is theirs commercial secret. The more the peoplewant to know the true of it on outside.In this paper, according to the current situation of China’s real estateindustry and existing some problems. First I have studied the internalfactors that affecting the price of real estate, focus on the analysis of theland cost factors, and makes a brief comparison with other cost factors. Inorder to analysis the main cause of rising prices. The paper firstly basedon cost and the theory of real estate, analysis the land use system of ourcountry, and study on the evolution of the land use system in our country.Then analyzing all kind of the factors of real estate price and cost, I focus on the analysis of the cost of land. In this part of the paper, firstly, Ianalysis the mode of government traders from buying. Then study the realland cost of company of real estate development. The government how tobenefit from the land transfer、In-depth analysis of the land premium,aswell as in the " property law " environment land transfer mode and theeffect of this mode on the real estate price. And comparing the cost ofland and tax costs and other factors, come to conclusion is that: The costof land is the biggest factor affecting prices, The second is the developersprofit and tax cost, The influence degree of other expenses on housingprices is smaller. Finally, put forward the corresponding suggestion abouthow to regulate the real estate industry in china, I hope the results of thisstudy can provide some reference for the national regulation on the realestate. Make recommendations for real estate industry healthydevelopment.
