In recent years, the state has stepped up efforts to control the real estate industry, which brought the real estate enterprises both opportunities and challenges. The life cycle cost management theory is widely used in Western construction project cost control. It has great significance to the real estate enterprises in reducing the investment cost and improving its core competitiveness.Though the background and the literature study, presented problems exist in the current real estate cost control. Based on the introduces of basic theories and concepts, built a real estate project life cycle cost control system, scientifically divided the full life cycle stages, explored the various stages of life cycle cost control methods, and built the real estate project functional evaluation model and the real estate project life cycle cost control model, finally verified the the models’ scientific and practical through case.In this paper, systematically researched the real estate project cost control from the point of the life cycle, got rid of the one-sidedness of the previous stage control. Using the method of qualitative and quantitative combination and economic and technical combination, described scientifically and rationally of the effective way to achieve the most excellent of the life-cycle cost with the balance of the initial construction costs and operation and maintenance costs. And used the real estate project functional evaluation model and the life cycle cost control model to achieve the objective of the real estate projects cost control actively,which helped to reduce the cost of the project effectively.The increasing of the initial construction costs can effectively reduce operating and maintenance costs in the future.The real estate enterprises should pay more attention to the cost control of design phase, as well as the latter part of the operation and maintenance costs’ effect to the project’s life cycle cost. Its has important guidance and practical significance to reduce costs and improve core competitiveness to achieve enterprise benefits.
