With the continuous development of our economy and the advancement of urbanization,commercial real estate has been the rapid development,has become an important part of modern urban architecture.However,in recent years,countries introduced many of the construction control policy,makes the profit margin has remained at low levels of construction industry faces a severe test,in such form,the cost of commercial property management efficiency to a great extent,determines the success or failure of the project.And applied widely in construction cost management mode in our country at present stage in the whole process cost management,whole process cost management mode is more focused on the design and construction phase,construction phase of the operation and maintenance cost of the project management is a lack of attention.Entered the stage of operation and maintenance for commercial real estate project,is the beginning of the building use and profit,its duration and cost cost far more than the sum of the design and construction phase.Therefore,project cost management in operation and maintenance phase is critical,include operation and maintenance phase of the whole life cycle cost management will become the future development direction of construction cost management in our country,for commercial real estate from the life cycle cost management perspective to study the operation and maintenance phase is of practical significance.In this article,through the learning cost management related literature at home and abroad and relevant theoretical knowledge,the whole life cycle theory is introduced into the cost management of commercial real estate,will study focus on the current awareness is relatively low but costs than on the biggest stage of operation and maintenance cost management.First of all,through on-the-spot interview and questionnaire in the form of identification to the whole life cycle perspective of commercial real estate project cost management operation and maintenance phase of obstacle factors,and USES the factor analysis of principal cost analysis with SPSS software analysis the obstacle factors the key obstacle factors.After get the key obstacle factors found in the stage of commercial real estate project operation and maintenance cost management key barriers mainly divided into two categories,namely the existing operation and maintenance stage problem of cost management system not perfect and the operation and maintenance phase cost management information is missing.According to the first question,introducing the theory of spiral management model,according to the stage of commercial real estate operation and maintenance cost management features,set up the operation and maintenance phase spiral model of cost management;According to the second problem,the introduction of BIM technology,through the whole life cycle of project cost management needs to the integration of information,construct the whole life cycle of commercial real estate project cost management information model.
