Study On The Value Index Of The Cost Of The Real Estate Design Stage Based On Fuzzy Analytic Hierarchy Process

Real estate is a pillar industry of the national economy，in recent years with thedevelopment of the premises of the real estate industry，government’s policy of landsystems, real estate transaction system, the tax system and other regulation, coupled withincreasingly fierce competition within the industry, real estate company facing difficulties.To win the living space, real estate companies must have profit to support, therefore anurgent need to strengthen cost control. Cost control for reducing the cost of real estatecompany projects to promote the healthy development of the national economy issignificant.This thesis focuses on the cost control applications of the value index of valueengineering (VE) in the design phase in the real estate, and strive to reduce the cost of realestate projects, to improve the efficiency of cost control. Real estate development stageaccording to different content into a preparatory phase, design phase, construction phaseand the use and maintenance stage, design stage can be divided into the design phase, thepreliminary design phase, construction design phase. Studies have shown that the degreeof influence on the design phase of real estate projects with a total investment of up to75%, so the real estate project cost control focus is the design phase. VE as a means ofcost control, has a unique advantage, this paper art methods for the design phase VE costcontrol.In the thesis, the calculation method of VE in value index optimize so that the realestate cost control optimization in the design stage. Functional index calculation is toosimple in the traditional VE, so that the value index does not reflect the objective reality.In this thesis fuzzy AHP optimize traditional VE, detailing the calculation method of VEin value index optimization, so that value index is more precise, so that the design stageconstruction cost control is more scientific. Finally, Yuanding community project as a casestudy, we calculate the design phase of the value index and give the appropriatemanagement recommendations through data analysis.
